Before making housing decisions, it’s essential to know both your specific BAH rate and the cost of living in your assigned area. If you’ll be stationed in one place for a while, consider investing in real estate by using your VA Home Loan benefits to buy a home with a monthly mortgage payment that is less than your BAH. When using a VA Home Loan, there is no down payment or private mortgage insurance required. You can rent out your property when you PCS next, or part of the property (such as a basement apartment or spare room) to offset your mortgage. Moreover, using your BAH to own a home is a great way to build long-term equity. 

Track Housing Expenses to Stay Within BAH Limits

To maximize your BAH budget, make sure to track your rent, utilities, homeowners or renters insurance, and maintenance costs regularly. That will help you keep your total housing expenses within your BAH limit and use any extra funds to save or pay down debt.

Some servicemembers take advantage of BAH savings by living a single lifestyle in a higher-cost area, even though they’re married. If you consider becoming a geographical bachelor or “geo-Bach,” living apart from your family during an assignment, keep in mind that while it can maximize your income, it can also strain your relationship. It’s important to only consider this option if it aligns with your personal and family priorities.  

To help protect your BAH from being consumed by temporary housing or upfront rental fees during a PCS move, you can use Temporary Lodging Expense (TLE) and Dislocation Allowance (DLA) to offset your transition costs. Note that BAH rates are reassessed annually, so you’ll want to review your rates each year and adjust your housing strategy as needed. If you’re anticipating a PCS move, research the BAH rate at the new location early to compare options and get your financial plans in order.
